Total Guide: Green Home Buying |
 |
| Did
you know your passion for green living could help you
qualify for a larger home loan? Thanks to an Energy
Efficient Mortgage offered by the FHA and Total Mortgage
Services, your dream green home may be a reality. If
energy-efficient upgrades pay for themselves through
savings on energy bills, you can factor these upgrades
into your mortgage giving you an easy way to help make
your house green. This program is also available for
refinancing, giving you the funds to upgrade your home.
Borrowers can use the FHA mortgage
program in combination with an EEM to get a loan that
is higher than what is normally allowed. For example,
a home buyer who purchases a home for $200,000 with
3.5% down will then have a mortgage for $193,000. But
if that buyer can show that $5,000 in energy efficiency
upgrades will save the buyer money each month, that
buyer may be able to have an extra $5,000 added to their
mortgage to finance those upgrades. So remember, the
next time you are looking to refinance or buy a new
home, going green always has its benefits! Read

Green specializes in Direct Exchange
(DX) Geothermal Energy Systems. Geothermal energy exists
underground. Within as little as 15 feet down, there
is a constant ground temperature of 55 degrees. Geothermal
systems tap this energy, bring it to the surface, and
use it to avoid conventional heating and cooling technologies.
A complete geothermal system will bypass the need for
furnaces, water heaters, or air conditioners. Homeowners
need no longer worry about rising oil or gas costs.
The Total Green System saves the average homeowner $5,000.
to $10,000. and more each year, while dramatically increasing
the value of their home.
A
large number of Geothermal installations are retrofits
into existing homes. Homeowners typically consider switching
to Geothermal when their aging heating system fails
or needs replacing, they’re considering adding
central air conditioning, want to go green, or learn
that there is an alternative to being dependent on fossil
fuels and exorbitant costs for oil, natural gas, or
propane. For these homeowners, geothermal installation
costs are routinely paid back in under 7 years, one
of the fastest paybacks of all renewable energy systems.

Walls makes the addition of living
space affordable, and provides a basement that will
stay dry and warm in the winter, cool in the summer.
Superior
Walls is a custom foundation system that uses
precast concrete panels that are installed by certified
trained crews in virtually any weather, usually in less
than a day. They use up to 70 percent less concrete
than conventional foundations. Pre-engineered built-in
insulation and high-strength concrete conserve energy
and lowers costs. The panels have a high insulation
value and reduce air infiltration, providing an excellent
thermal envelope, minimizing energy leakage. They also
come with stud facings, eliminating the need for additional
wood framing and lowering labor costs.
Superior
Walls is the first and only insulated precast concrete
wall system to earn the Green
Approved Product
designation from the National
Association of Home Builders, and
received the NAHB
Innovative Housing Technology Award.
The system has been featured several times on This
Old House.

Solar:
Panel, Hot Water, and Pool Heating Systems |

Aegis Solar's Web Site |

| Aegis
Solar Energy®
is an expert design and installation company for solar
panel, hot water, and pool heating systems. They will
design and install photovoltaic panel systems that generate
electricity directly from sunlight. Electricity produced
supplements the power supplied to your home by a utility,
or be fed back into the electrical grid, resulting in
significant energy savings.
Approximately
30% of your fuel bill goes to heat water. A solar hot
water system generally saves between 50-80% of that
amount. A solar domestic hot water system will generally
last thirty or more years. The system acts as a pre-heater
for your existing hot water system. It uses flat plate
collectors in a closed loop system. These have historically
proven to be the most efficient and trouble-free systems
available for use in the Northeast.
Solar
pool heating is the most cost effective of all solar
applications. Filtered pool water is circulated through
solar panels where it is warmed and then returned to
the pool. The collectors can be mounted on a roof or
on a ground mount as long as they get 4 to 6 hours of
sunlight per day. Since the sun's energy is free, there
are no operating costs to heat your pool. Your swim
season can be doubled, while eliminating or greatly
reducing your heating costs.

Energy Savers |

Easy Care Energy Saver's Web Site |

| EasyCare®
Energy Saver offers a cost-effective
solution to attic heat loss or gain. When the sun beats
down on your roof in the summer, the shingles absorb
heat. The heat stored in the shingles will radiate into
the attic, making it heat up and causing your air conditioner
to work harder and use more energy. A Reflective Radiant
Barrier will reflect up to 95% of that heat, blocking
it from entering your attic. In the winter, this process
works in reverse, keeping heat inside the house. The
barrier reflects heat back in the direction from which
it came, keeping your home cooler or warmer. This is
the solution to attic heat loss problems, since your
attic is the primary area responsible for heat loss
or gain in your home.
EasyCare
Energy Saver may be installed over your present insulation,
stapled under the rafters, or inside a crawlspace. The
installation of a Reflective Radiant Barrier takes less
than a day to complete, and will increase the efficiency
of your current insulation. It is a non-toxic, non-carcinogenic
material that requires no protective clothing, respirator,
or special tools to install. It also has a Class A/Class
1 Fire-Rating and has been tested extensively for fire
safety, vapor transmission, and resistance to mold and
mildew.
EasyCare
provides home energy audits. They will assess your home's
energy consumption from basement to attic, then recomend
how you can save on energy costs, including heating
and cooling. They will also explain how installation
of the Energy Saver can save an additional 25% to 40%
on your overall heating and air conditioning costs.
In addition, EasyCare provides high-performance insulated
windows and other cost-effective energy solutions for
your home.

Brothers is a three-generation, family-owned and operated
business that has been in Norwalk, CT since 1918. Today,
Devine Brothers is a national industry leader in the
next great home heating energy: Bioheat.
Bioheat
is a blended biodiesel, which is a renewable energy
source produced from soybean oil. Biodiesel is non-toxic,
biodegradable, and reduces toxic emissions. Devine
Bioheat® provides homeowners with
the best heating energy that money can buy, while also
reducing our dependence on foreign oil imports.
Biodiesel
is the only alternative fuel to have fully completed
the health effects testing requirements of the Clean
Air Act. These tests have shown that the use of Bioheat
in a standard home oil burner result in a substantial
reduction in unburned hydrocarbons, carbon monoxide,
and particulate matter, compared to emissions from distillate
fuels. In addition, biodiesel's exhaust emissions of
sulfur oxides and sulfates (major components of acid
rain) are essentially eliminated. Using Bioheat helps
reduce greenhouse gases, a main cause of global warming.
Devine
Bioheat is made by blending biodiesel with conventional
heating oil. Biodiesel is a natural solvent, therefore
Bioheat actually cleans as it moves through the heating
system. There are no furnace or system modifications
required, and Devine Bioheat costs no more than your
current oil.

Film technology reduces heating
and air-conditioning expenses by reflecting the sun's
heat away from a building. It blocks 98 to 99 percent
of ultraviolet (UV) light, providing protection from
the sun’s harmful rays and reducing fabric and
furniture fading. It also reduces glare and improves
indoor visibility. Its strength prevents the shattering
of glass and increases safety. It does all these at
a fraction of the cost of installing special glass.
3M
Film is tough, durable, and transparent. If desired,
it comes in a dusted or frosted version that simulates
acid-etched or sandblasted glass for enhanced privacy.
It is also available in decorative finishes that create
a uniform rice paper appearance. Light is dispersed
softly, rendering a sophisticated, tranquil atmosphere.

Tubular Daylighting |
LINK
TO »
Solatube's Web Site |
 |
| Solatube®
is a Tubular Daylighting Device (TDD). It is essentially
a hollow tube mounted in your home's roof that channels
the light of the sun directly into your home's interior.
A prism on top of the tube collects light from any angle,
and the highly reflective interior of the tube conducts
this light where you want it.
Solatube
produces exceptional lighting. The light output is incredible,
providing as much light as you would expect from a skylight
many times its size. It is cost-effective. TDD's cost
considerably less than other daylighting options such
as windows and skylights, including both product and
installation costs. Installation is fast, clean, and
easy. Their compact and flexible design allows them
to be installed in just about any room, including those
without direct roof access, and smaller spaces where
daylighting would usually not be an option. No structural
reframing, tunneling, drywalling or painting is needed.
A professional can install the product in less than
two hours, and most do-it-yourselfers can finish the
project in one day.
TDD's
allow you to switch off electric lights during the day,
which provides savings on energy bills and also reduces
environmental pollution. There are also health benefits.
It has been shown in several prominent studies that
increasing daily exposure to natural light can enhance
mental and physical well-being, boost concentration
and energy levels.
